CP Group Renews 50,000-SF Lease with General Dynamics in Orlando

CP Group, the largest office landlord in Florida and a distinguished owner-operator of office properties throughout the Sunbelt, recently announced significant leasing activity at Resource Square I & III—two premier Class A office buildings located in the heart of Central Florida Research Park in Orlando, Florida. The company has successfully secured three notable leasing agreements, reinforcing the property’s appeal as a hub for business and innovation.

One of the most prominent transactions is the lease renewal by General Dynamics, a global aerospace and defense company, which has reaffirmed its commitment to Resource Square III by renewing its lease for 50,368 square feet. This renewal underscores General Dynamics’ confidence in the location and further cements its long-term presence in the region. The lease renewal was facilitated by JLL, the exclusive leasing agent for the property, with Madison Kimbell representing the landlord, CP Group. Meanwhile, CBRE’s Diane Drobia and Chris Sproles represented General Dynamics in the negotiations.

Beyond General Dynamics’ renewal, two additional leasing transactions have been completed, contributing to a total of more than 65,000 square feet of leasing activity at Resource Square I & III over the past several months. These milestones highlight the demand for high-quality office space in Orlando’s flourishing business environment.

The other two leasing agreements at Resource Square III include:

  • American Electronic Warfare Associates (Amewas) Inc., a well-respected Department of Defense contractor specializing in electronic warfare and systems engineering, has signed a lease for 10,420 square feet of office space. The addition of Amewas further solidifies Resource Square as a key location for defense and technology-related firms.
  • Florida Office Group, a provider of professional office space solutions and virtual office programs, has renewed its lease for 4,249 square feet, continuing its presence within Resource Square III and ensuring its clients have access to premium office accommodations.

The successful leasing activity at Resource Square I & III reflects CP Group’s strategic approach to property management and tenant retention. Josh Edwards, Senior Vice President at CP Group, emphasized the importance of maintaining strong relationships with established tenants and attracting new ones. “Retaining top-tier tenants like General Dynamics and other industry leaders is integral to our long-term development and management strategy for the park,” Edwards stated. “The renovations at Resource Square I & III—alongside our tenant experience program, accessible location, and sought-after amenities—position this property to attract and support Central Florida’s leading employers in a prime research, education, and commerce hub.”

CP Group’s acquisition of Resource Square I & III in January 2020 marked the beginning of a concerted effort to enhance the properties. Since taking ownership, the company has undertaken extensive upgrades aimed at elevating the overall tenant experience. Some of the significant improvements include:

  • Outdoor Enhancements: A newly developed outdoor seating area and a scenic lakefront gazebo offer tenants a tranquil space to relax and collaborate.
  • Interior Renovations: Modernized lobbies and common areas have been refreshed to reflect contemporary aesthetics, fostering a welcoming and professional atmosphere.
  • Move-In Ready Spec Suites: CP Group has created fully customized, pre-furnished office spaces designed for immediate occupancy. Currently, four spec suites remain available for lease, with sizes ranging from 1,985 to 19,380 square feet, catering to a diverse array of business needs.

Resource Square I & III offer a variety of premium amenities tailored to meet the evolving needs of today’s workforce.
